The Factory sits right next to a Connect Transit bus stop, part of Cache Valley’s zero-fare public transit system. It’s easy to reach USU’s campus and other parts of Logan without a car.

Nearby dining options include Ruby’s Pizzeria & Grill (about a 4-minute, 1.1-mile drive) and Blackhawk BBQ Pit (about a 4-minute, 0.9-mile drive). Tandoori Oven (720 E 1400 N) is also close by.

Yes! The Factory is designed for students to connect with their neighbors. It has a mix of shared and private bedroom floor plans and plenty of community spaces, including the game room and lounge (“The Pit”), cinema room, hot tub, courtyard with fire pits, and rooftop-area gathering spots. Campus is just minutes away, so it’s easy to stay plugged into campus activities.

Pricing is per person. You’re leasing your own bed or bedroom within a shared apartment, not the whole unit.

Most floor plans at The Factory offer private bedrooms, so you don’t share a bedroom with a roommate. Bathrooms are generally shared within the apartment rather than private en-suites.

Yes! Several floor plans, including Manhattan, offer shared bedrooms at a lower price point than private bedrooms.

Yes. Each resident signs their own lease for their bed or bedroom rather than leasing the whole unit together.

The Factory offers both 9-month and 12-month lease terms. 9-month leases carry an additional $75 per month compared to 12-month leases.

Utilities aren’t included in base rent. Instead, residents pay a required $75 monthly utility fee in addition to rent.

High-speed Wi-Fi is available throughout the community’s common areas as a standard amenity. In-unit internet is billed separately through a $15 monthly communications fee rather than included in base rent.

You can pay rent in full at move-in, or in monthly installments due on the 1st of each month. If rent hasn’t posted by the 6th, a $75 late fee is assessed. You can pay through the resident portal.

Move-in costs include a $50 non-refundable application fee, a $100 non-refundable administrative fee, and a $100 security deposit.

Yes. Renters’ liability insurance is required and billed at $15 per month as part of your monthly fees. An optional Personal Protection Plan is also available for $7 per month, and you can cancel it anytime.

Yes! The Factory has a dedicated study room, a front lobby lounge with a coffee bar, and other study areas throughout the building for quiet study time.

Every apartment at The Factory has its own in-unit washer and dryer. No hauling laundry to another floor, visiting a laundromat, or keeping a stash of quarters on hand!

Yes! Parking is an optional add-on and isn’t included in rent. Residents can choose from:

• covered parking in our six-level heated garage, at $75 per month
• uncovered parking on our rooftop and in designated open areas, at $50 per month
• motorcycle parking

Yes, bike storage is available on-site throughout the property and parking garage.

Definitely! The Factory hosts regular resident events like Wellness Wednesdays, BBQs, holiday parties, and monthly movie nights to help you connect with your neighbors and community.

It’s best to apply as early as possible! Student housing near USU tends to fill up well ahead of the fall semester. Applying several months before your intended move-in date gives you the best shot at your preferred floor plan.

To apply, you’ll need a government-issued photo ID and basic personal, rental, and income information.

Yes, there’s a $50 non-refundable application fee.

Most applications are processed within 24–48 hours once all required information has been received, though timing may vary if additional documentation is needed. In many cases, you can go from application to lease signing in as little as one day. Final approval depends on the background screening, which can take up to 72 hours.

Yes. A credit check, a rental history review, and a background check are all part of the leasing process. For specific qualifying criteria, contact our leasing team, and we’ll walk you through the requirements.

Not necessarily! We know many students are renting for the first time and may not have established credit. If you don’t meet our standard qualifications, we’ll review guarantor or other qualifying options with you. If you’d like to build credit while you live here, optional credit reporting through Boom is available for $9.99 per month.

Yes, we love our international residents at The Factory! You’ll need a valid, government-issued ID. If you don’t have an ITIN or U.S. SSN, you’ll also need a guarantor. If you can’t find a guarantor, you can sign up for our guarantor program right in the application.

The fall lease term typically begins in mid-August. 12-month leases run through the end of July, and 9-month leases end in early May. Exact dates for each lease term are listed on our floor plans page.

You’ll need to sell your lease to a qualified buyer. Please review the Contract Transfer Addendum, then contact the leasing office for more details.

Yes! Apartments come fully furnished and include:

Our apartments come fully furnished, with major appliances and furniture already included, so you just bring the personal touches! Pack your personal comfort items, housewares, laundry and cleaning supplies, and any other essentials you need to make your new home feel like yours.

Yes! The Factory offers roommate matching to make finding the right living situation easier. If you already have a friend in mind, just include their name on your application or contact our leasing team. We’ll do our best to accommodate roommate requests, subject to availability and matching requirements. If you don’t have a roommate in mind, no worries! Our team can match you with other residents based on the information you provide during the leasing process.

Packages are delivered to our 24-hour Amazon package lockers on-site, so you can pick up your deliveries securely anytime.

You can submit maintenance requests through the resident portal, and The Factory offers 24/7 maintenance service.

You’re welcome to personalize your space, just keep wall damage in mind! The Factory charges $25 per hole for wall repairs at move-out, so check with the leasing office about approved hanging methods before you decorate.

Pets aren’t allowed at The Factory. Service animals and emotional support animals (ESAs) must be approved by management before they’re permitted on the property. Contact the leasing office for details on the accommodation process.

Guests are welcome at The Factory! Guests may stay up to two days within a 30-day period without prior approval. Longer stays require written notice and consent from all applicable roommates. Quiet hours run from 10 PM to 6 AM, in accordance with Logan City Code. The Factory doesn’t offer guest parking, but street parking is available.

We love keeping our Factory Fam! Current residents get the first opportunity to renew their lease and either stay in their current room or transfer to a different floor plan, subject to availability and renewal terms. If you choose not to renew, simply move out by the end date on your current lease and complete the required move-out process.
